One part of the 680 Corridor is moving fast and bidding up

By Jason Bleier
Real estate, 680 Corridor

These numbers cover the three months ending July 31, 2026. As of October 4, 2026, Freddie Mac put the 30-year fixed rate at 7.28%. That is the first time rates have been above 7% since January 2025, per Realtor.com. That matters for every buyer in this corridor right now.

The 680 Corridor still moved. The Real Estate Data Aggregator counted 705 homes sold across the corridor in those three months. That is up 5.7% from the same period a year before. Not every pocket felt the same, though. One ZIP is in a different league entirely. 🔥

ZIP 94598: the tightest pocket in the corridor

The Real Estate Data Aggregator counted just 1.3 months of supply in ZIP 94598 for the three months ending July 31, 2026. That is the lowest of any ZIP in this corridor. Supply has held flat from a year before. Flat at rock bottom is still rock bottom.

ZIP 94507 is close behind, with 1.7 months of supply per the Real Estate Data Aggregator. Median days on market there: 13. And 49.1% of homes sold above list, up 10.3 points from a year before. That is a ZIP that got more competitive, not less. Let's go.

Where prices moved, and where they slipped

ZIP 94596 was up 10.4% in median price, per the Real Estate Data Aggregator. That is the biggest year-over-year gain in the corridor. Homes sold there rose 18.4% too. The bones were always there. The market just caught up. 📈

ZIP 94583 slipped 6.7% in median price. Months of supply there rose 0.2 months, the only ZIP in the corridor to add supply. Not a collapse, but worth knowing before you pick a number.

The rate reality right now

Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. Realtor.com reported that rates crossed back above 7% for the first time since January 2025. That shapes what a buyer can offer, and it shapes how you price.

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September. That is the highest share since October 2022. The 680 Corridor is not immune to that pressure, especially in ZIPs with more supply.

More homes sold. Fewer came to market. That combination keeps the pressure on buyers across the corridor, even with rates where they are.
