One part of the market is still moving fast, even with 7.40% rates

Freddie Mac put the 30-year fixed rate at 7.40% on October 15, 2026. That is a real headwind. But not every ZIP code felt it the same way. 🏡

In the three months ending August 31, 2026, ZIP 94563 had just 1.2 months of supply, per the Real Estate Data Aggregator. That is the tightest reading in this whole market. When supply gets that thin, buyers who are ready move fast or miss out.

How 94563 compares with the rest of the market 📊

Across this market, the picture is more mixed. Some ZIPs are moving slower. Some saw prices dip. That contrast is worth knowing.

ZIP 94598 is another freaking awesome data point. The Real Estate Data Aggregator counted 50.8% of homes going under contract within two weeks there. That is the highest two-week rate in the market. Median days on market: 18. Sale to list: 100.6%. Thin prep time, tight window.

Where prices moved, and where they dipped 🔍

Not every ZIP gained. The Real Estate Data Aggregator showed the median sale price in 94582 dipped 5.4% from 2025, landing at $1,700,000. In 94596, it fell 14.9% to $1,000,000. Small, honest admission: rates at 7.40% are putting pressure on some price points. But supply is still tight enough in several ZIPs to keep things competitive.

What the rate picture means here 💡

Freddie Mac reported the 30-year rate at 7.40% on October 15, 2026. That is a real cost. A buyer feeling that rate in 94568, where the median was $1,269,500, faces a very different monthly number than one in 94507, where the median was $3,000,000. The rate is the same. The math is not.

For sellers in the tighter ZIPs, thin supply is still doing real work. For buyers, the fast-moving ZIPs leave little room for hesitation. Prep your financing before you fall in love with a home. Let's go. 🏃
